Home Information Packs
The home buying process in England and Wales does not always go as smoothly as you would like it to. Research has shown that many home buyers and sellers are very unhappy with the current process.
The Home Information Pack contains a set of documents which provides the buyer with important information about a property that the seller has put together. The Home Information Pack contains important documents such as searches, copies of the deeds and a report which gives the property an energy efficiency rating.
Currently much of the information which is in the Home information pack is provided once an offer has been accepted on a house. If something is identified in any of the documents the buyer often looses all the legal fees they have paid out for. With the seller providing the information upfront to any prospective buyers the buying and selling process should improve.
From 1st June 2007, all home owners in England and Wales will need to prepare a Home Information Pack before they can sell their home.
Home Information Pack Contents
There are two types of documents required in the Home Information Pack. These are compulsory documents and authorised documents which are optional.
The required documents are:
- Home Information Pack index
- Energy Performance Certificate
- Sale statement
- Evidence of title
- Local and drainage / water searches
- Additional information for leasehold and commonhold sales, where appropriate.
- Home Condition Report
- Home use/contents forms
- Legal summary
- Other searches
Sellers can use authorised documents to increase the information in their Home Information Pack.
Home Condition Reports are voluntary from 1 June 2007.
